What documents should I check before buying land in Nepal?

A buyer should verify ownership, land records, cadastral details, encumbrances, seller identity, access and any legal restrictions before paying a significant advance or completing registration.

Core checks

  • original ownership certificate;
  • seller's citizenship/identity;
  • official ownership record;
  • cadastral map;
  • field book where relevant;
  • land area and boundaries;
  • mortgage or रोक्का status;
  • tax/revenue status;
  • source of title;
  • co-ownership;
  • partition or inheritance documents;
  • road/access status;
  • planning or acquisition restrictions where relevant.

Additional due diligence

If the seller acquired the property through inheritance, partition, power of attorney or court judgment, those documents should also be reviewed.
