Is a land ownership certificate enough to prove ownership?

A land ownership certificate is important evidence, but due diligence should also confirm that the underlying official record remains current and that the land has not been transferred, mortgaged, restricted or affected by another registered transaction.

Why additional verification matters

Land records can involve:

  • later transfers;
  • inheritance;
  • partition;
  • mortgage;
  • court orders;
  • government restrictions;
  • correction proceedings.

The relevant Malpot/Land Revenue Office and official records should therefore be checked before relying on a certificate presented by a private party.
