How do I verify the legal ownership of land in Nepal?

Before purchasing or accepting land as security, ownership should be checked through the official land records maintained by the relevant Land Revenue Office (Malpot Office). A land ownership certificate alone should not be treated as the only verification source.

What should be checked?

  • current registered owner;
  • plot/kitta number;
  • land area;
  • type and classification of land;
  • ownership certificate;
  • official land register / shresta;
  • pending restrictions or रोक्का;
  • mortgages or other recorded interests;
  • cadastral map and field details where relevant;
  • succession or partition history where ownership came through inheritance.

Practical point

A photocopy of a land certificate provided by a seller does not prove that no later transfer, mortgage or restriction exists.
